• Up to 30 days prior to occupancy 100% of the deposit will be retained
• From 60 to 30 days prior to occupancy, 75% of the deposit will be retained
• From 90 to 60 days prior to occupancy, 50% of the deposit will be retained
• More than 90 days prior to occupancy the deposit will be returned in full

Security Deposit - Upon occupancy the reservation deposit will be transferred and will become the security deposit. If not returned at check out the following fee(s) will be deducted from the security deposit: $50.00 per house key, $100.00 per pool key/fob and $35.00 per garage door opener, $100 per entrance gate fob. Costs to repair damages that are not due to normal wear and tear will also be invoiced, itemized and deducted from the security deposit. If the security deposit is insufficient to cover costs, the costs will be itemized on an invoice and the renter is responsible for paying these charges.

Cleaning Fee - There is no additional cleaning fee, however if cleaning is in excess of eight labor hours due to out of the ordinary conditions, the additional time spent will be deducted from the security deposit.

Arrival / Departure - Check in time is 3pm and check out time is 12 noon. Your reservation packet with keys will be available to you from personnel at the Entrance Gate. Please note the gate is staffed daily from 6am-8pm. If you will be arriving outside these hours please let us know so we can make arrangements to meet you. Payment in full, if made by check, must have been made, and cleared, at least ten days prior to occupancy. Payment by Paypal Instant, (or VISA) must be made at least two business days prior to occupancy.

Housekeeping Service - is provided before and after your stay. If you wish to have additional housekeeping service, linen service, and and/or towel service, contact us. A standard charge will be assessed for these services. Pool towels are provided; please do not use bath towels.

Telephone - At least one house phone is provided for your convenience and safety. The telephone is a private line. All long distance calls should be made using your credit card or calling card. Note: All calls out of Borrego Springs are charged as toll calls. A 30% service charge will be added to all toll calls.

Internet Service - Cable internet, with in-home secure wireless, is provided.

Cable TV - Basic + Enhanced Cable TV is provided (includes some music stations). For stays of two months or longer renter can obtain optional upgrade to DVR+HDTV and additional channels.
